Yes. 4J and S pays $500 for all valid referrals.
Does 4J and S pay all closing costs?
4J and S pays closing costs of up to $5000. Any amount over that will be
deducted from the equity in the home.
Where are 4J and S properties located?
Properties are located in either the Dallas, Texas or Shreveport, Louisianna area.
There is no requirement for investors to be a resident of either state in order to
purchase properties.
Is there ever an occasion where the buyer pays fees up front?
The No Money Down offer is based on 100% financing. Based on credit scores,
most buyers will typically qualify for this financing from most mortgage companies.
If financing of less than 100% is provided, the buyer may be required to provide
money at closing.
How are properties financed?
Financing is the responsibility of the investor. 4J and S does have several
preferred mortgage partners that we can recommend.
How much do the properties cost?
4J and S properties typically cost between $70K - $110K. The average price is
$80K. We try to keep the property prices low, so that the monthly payments will
also be low.
For investors, how does 4J and S find tenants to rent these properties?
4J and S does a background check on all prospective tenants. Due to our
excellent reputation, most tenants are identified during the renovation process.
Our goal is to make this investment as easy as possible for the investor.
